GOOD TO KNOW
✔ Primary guest must be 25+ and present for the entire stay. Only registered guests are permitted.
✔ Check-in 4 PM, checkout 11 AM. Early check-in or late checkout available at $25/hour by request, subject to availability.
✔ A maximum of one pet is permitted with prior written approval. If approved, a pet fee of $150 per stay will apply.
✔ Travel insurance: We recommend purchasing it. Our cancellation policy is strictly enforced and we cannot offer refunds beyond its terms.
✔ Weather: Please check the forecast before your stay. We do not issue refunds for weather-related disruptions, as they are beyond our control.
✔ Available for both short-term and long-term stays.

HOUSE RULES
✔ No parties, events, or unapproved visitors. Violation: $1,500 fee.
✔ Quiet hours 10 PM to 7 AM. Neighbor complaints may end the stay without refund.
✔ No smoking, vaping, or drug use anywhere on the property. $500 fee plus cleaning costs.
✔ No fires outside the designated fire pit. $5,000 NY state fine.
✔ Do not move or remove furniture, décor, appliances, or amenities. Guests are liable for any damage or missing items at full repair or replacement cost plus a 10% service fee.
✔ Nothing that could clog or contaminate the pool or hot tub (balloons, toys, trash). $500 fee.
✔ Use all outdoor amenities at your own risk.
✔ No commercial use or subletting without prior approval.
✔ Replacement fees apply for lost keys, remotes, or gate openers.
✔ In-home deliveries accepted with prior approval. We are not liable for personal items or unattended deliveries.
✔ Report any issue within 24 hours of arrival. Cancellations and refunds follow platform policy.
